Electricity and Water Account
Rectifiers are leading account consultants. MUNAR assists clients with all
account matters relating to the City of Johannesburg. This area excludes
Krugersdorp and Ekurhuleni. As a service to attorneys, we have couriers who
attend these offices for Rates Clearance Certificates.
We have professional staff who visit the Braamfontein and other offices of the
Council on a daily basis.
We deal with Residential and Commercial properties.
These services relate inter alia to:
1. We assist Transferring Attorneys to obtain Rates Clearance Certificates.
2. We give full assistance for
Sellers and Purchasers after registration of transfer. This service include the
following:
2.1 Load the correct contact details of the Purchaser.
2.2 Load the actual readings of electricity and water
on the date of occupation.
2.3 Obtain the quotation of the amount of the deposit
for Electricity and Water.
2.4 Conclude the Purchaser’s Consumption agreement
(for water and electricity) and pay the Purchaser’s deposit.
2.5 Request and collect the Refund to be paid to the
Seller.
3. If the matter is not addresses in the Full Service referred to above, we put the Electricity and Water on the name of the Purchaser.
4. If a Refund is due to a Seller of property (as it arose in the process of transferring of a property), and the matter is not addressed in the Full Service, we assist the Seller to collect the Refund due to him. This will normally relate to transfers which were registered months (or years ago), but the Council failed to settle the Seller.
5. We also assist other clients to collect Refunds which arose due to other circumstances. The other Refunds may arise due to a number of reasons, inter alia:
- Estimates for Electricity and/or Water paid were too high.
- Incorrect billing was paid.
- Assessment rates paid, and then there was a revaluation of the property, or the category of the property was changed (for instance from Vacant to Residential) with an early effective date.
- Deposits which must be repaid if a tenant vacates the premises.
6. We assist clients with all types of account queries and billing errors.
7. We assist clients with evaluating their Assessment Rates and Valuations.
